How we help
One broker for every stage of owning a home
Whether it is your first condo or your fourth rental, we shop the market and explain the fine print before you sign.

First-time buyers
Down payment options, first-home savings accounts, land transfer tax rebates and a pre-approval you can shop with.

Renewals and switches
Your lender’s renewal letter is rarely their best offer. We compare it against the market months before your term ends.

Refinancing
Use your equity for a renovation, a rental down payment or to roll high-interest debt into one lower payment.

Self-employed
Stated-income and bank-statement programs for owners, contractors and commission earners whose T4 tells half the story.

Rental and investment
Financing for second homes and rentals, including multi-unit properties and portfolio lending.

New builds and pre-construction
Long rate holds, deposit structure and closing-date changes handled with the builder’s lender and yours.

- Rate holds of up to 120 days
- Prepayment privileges compared, not just the rate
- Penalty calculations explained before you sign

Affordability
How much home can I afford?
Lenders qualify you at a stress-test rate, then cap your housing costs and total debts against your income. This shows where your limit lands and which rule sets it.

Client stories
What clients say after closing
Our bank offered a renewal that looked fine. They found a rate almost half a point lower with better prepayment terms, and did the switch for us.
First home, 5% down, and I had no idea what CMHC even was. Every step was explained before it happened. Closing day was boring, in the best way.
I am self-employed and two banks said no. They placed us with a lender who looked at my business statements, not just my tax return.
Questions
Straight answers, before you ask

Does a broker cost me anything?
For most residential purchases, renewals and refinances the lender pays the broker, so there is no fee to you. If a file needs a private or alternative lender, any fee is disclosed in writing before you commit.
What is the minimum down payment?
5% on the first $500,000 of the price, 10% on the portion above that, and 20% on homes of $1.5 million or more. With less than 20% down your mortgage needs default insurance, which is added to the loan.
What is the stress test?
Lenders check that you could still afford payments at the higher of your contract rate plus 2% or the minimum qualifying rate. It caps how much you can borrow, not the rate you pay.
How long does a pre-approval last?
Most lenders hold a rate for 90 to 120 days. If rates drop while you shop you get the lower rate; if they rise, your held rate is protected.
Will checking my options hurt my credit?
We do one credit check, only when you are ready, and use it to approach lenders on your behalf. Shopping through a broker avoids several separate bank inquiries.
Can I switch lenders at renewal?
Yes. At the end of your term you can move to another lender without a penalty. Start about four months before your renewal date so there is time to lock a rate.
